Steps to a successful new home purchase
1. Decide
where to live.
Take into consideration tax rates and likely
future tax assessments, city services, schools,
parks and activities and convinces.
2. Choose
a Realtor®.
Choose a Realtor® that is a trained
professional, one that knows your geographic
area and will be in contact with you even
after the sale.
3. Find
a Mortgage Lender
Getting Pre-Approved for a mortgage is the
first step in the process. Sellers will
take your offer much more seriously if you
have a pre-approval letter before the office
is presented. There are numerous financing
options to fit everyone's lifestyle and

4. Set your
requirements.
Decide what you need. Formulate a list of
things that you must have, a list of things
that would be nice to have and things you
could compromise on. This list should include,
Square footage, Number of bedrooms, Number
of baths, Basement, Crawl or Slab, Garage
and size and Updates.
5. The Hunt
for the right house
This is where your Realtor® will add
value. Realtors® have access to the
Multi Listing Systems (MLS) and can provide
you with detailed information that will
match your requirements criteria. This will
save you time and money in the long run
and get you into your new home sooner.
6. Narrow
the Choices.
Once you have viewed all of the homes that
matched your criteria, narrow it down to
2 or 3 homes. Then, have your Realtor®
make an appointment to spend some time at
each. Go through inside and outside and
score it. This should give you a good measure
of which home fits your needs the best.
If each home needs TLC, estimate the costs
to renovate to ensure you keeps in your
budget.
7. Make
the decision
Again, this is where your Realtor® comes
into play. Once the decision has been made
and you have decided what you would like
to offer the seller for the property, discuss
it with you Realtor®. The Realtor®,
acting as your "Buyers Agent",
will then type up a formal offer and present
it to the sellers, keeping your best interest
in mind at all times and negotiate the best
terms for you.
