Why have a Buyer's Agent?

Have you ever wondered, "Why have a Realtor/ Buyer Agent"?

A Buyer Agent, under a Buyer Agency Agreement, acts solely on behalf of the Buyer. A Buyer's Agent has the following duties:

  • Promoting the best interest of the buyer
  • Fully disclosing to the Buyer all facts that might affect the Buyer's decision to tender an offer to purchase
  • Keeping confidential the Buyer's motivation for buying
  • Presenting all offers on behalf of the Buyer
  • Disclosing to the Buyer all information known to the Buyer's Agent about the Seller's willingness to complete the sale or accept a lower price

Buyer Agents will disclose to the Buyer known information about the Seller, which may be used to benefit the Buyer. The Buyer Agent can be compensated in a variety of ways as determined in the Buyer Agency Agreement.
